1. Inventory is Up — Big Time
More choices mean better opportunities. According to Realtor.com, the number of active listings surged 28.5% in March compared to the same time last year. In major metros like San Diego, Las Vegas, Atlanta, and D.C., listings skyrocketed between 44% and 68%. That gives you options, leverage, and breathing room to negotiate—something we haven’t seen in recent spring markets.
2. Prices Are Stabilizing or Dropping
In 32 of the 50 largest U.S. cities, median listing prices fell year-over-year in March. Nationally, the average price held steady at $424,900, a signal that we may have reached a market plateau. For buyers, this means no more chasing properties at skyrocketing prices—and for investors, this is a chance to buy smart.
3. Sellers Are More Willing to Negotiate
With homes taking longer to sell, sellers are more open to concessions. That might include paying part of your closing costs, offering cash for repairs, or agreeing to a home inspection—something that was often waived in bidding wars over the past few years.
4. Mortgage Rates Are Easing
While still elevated, rates are trending down. The average 30-year fixed mortgage rate is now 6.6%, down from over 7% in January. With economic uncertainty—partly due to new tariffs shaking financial markets—analysts are watching for further easing, which could increase your buying power.
5. It’s No Longer a Seller’s Market — It’s a Balanced Market
We may not be in a full-blown buyer’s market just yet, but we’re no longer at the mercy of sellers. The market is more balanced than it’s been in years, which is great news for buyers looking for value and fairness, not frenzied bidding wars.
